Prefab house - yes or no?

With us, the house costs just under 300k
plus land, additional costs, development, and final road construction.
All in all, we calculate with 500k

Some prefab house providers offer nice houses including land on real estate portals at an apparently great price.
But they usually lack any equipment as well as finishing level. In other words, these are often shell prices or minimum equipment.
If you find a provider who offers turnkey including land at a great price and you don’t have to change a finger on the offer, it would be worth considering.

Otherwise, we found that the prefab house providers would all have been more expensive and, in addition, we would not have had a solid house.

Our house comes 160 with tax turnkey. Plus authorities' costs, costs of connections to gas, water, electricity, telephone plus Sat system plus additional effort for hillside location plus finished garage plus painter plus outdoor facilities plus kitchen plus floor coverings where there are no tiles.... Total will be disciplined 205 to 210.

What do you mean by that? Low energy efficiency means corrugated iron.

I assume you are referring to the KfW standards. So it means Energy Saving Ordinance, or does it also have to be KfW 55 or possibly KfW 40?


That is possible; but first of all, turnkey is not a protected term. The additional building costs are usually excluded from these prices, see for example:



So compare carefully. Especially since the description of services can differ significantly. So don’t just rely on the colorful brochures but also request the underlying description of services.



Is that supposed to be a habitable basement? Heated? Etc. There is a wide price range here. But every cubic meter of enclosed space above ground is cheaper to realize than below ground level.


Those are from the lowest price segment. The delivered performance then differs significantly from providers in the mid or upper price segment.

The question you have to ask yourselves is also how much do you want to do yourself? Some are rather shell construction providers and vice versa.

thank you for your answer.
In general, it means for us the less we have to do the better. I know of course that this then is quite cost-intensive.
So something like painting walls or wallpapering and laying floors I could do myself. The house should otherwise have everything. So electricity, all lines laid, insulation and sanitary facilities.

By low energy efficiency I actually only meant that I would have as little energy costs as possible in the future.

Basement -> Mainly to store things e.g. winter tires, etc... and not to live in

All information according to the manufacturer. Prices, unless otherwise stated, are from the top edge of the basement ceiling / floor slab.
By the way, this means to me that the floor slab costs extra (Allkauf Haus sometimes advertises with floor slab included worth €12,000).

Costs for sloping sites we also had as an extra item with many providers.
€20,000 flat rate was still the cheaper approach.

The price I mentioned includes basement (50% residential basement, often estimated with €40-50,000 surcharge compared to the floor slab), pitched roof, clinker brick (as a separate item estimated by several providers at €15,000), dormer, extra basement under carport (€14,000).

External dimensions are 9.21 x 10.21
Originally it was 0.5m less on both sides, which now caused an additional cost of €14,000.

If we reduce our house, it costs almost €100k less and would only have about 120 sqm of living space.

As said, all prefab house providers were more expensive than most solid house providers for us. And I think we were rather dealing with the low-price companies mentioned above.
Also, it puts me off if they advertise a house with a free gift of an iPad and an electric scooter...
