Answer to your initial question: NO - why would I - I have not found a single advantage to the prefabricated house so far.

Since our building insurance is due again soon, I started a price comparison. For our house, an insurable value of just over €370,000 was calculated, and the insurance including natural hazards is supposed to cost €334 according to the recommendation (which I would also choose). For a prefabricated house, a value of just under €340,000 is shown, but the insurance is supposed to cost the same. In that case, (the best) fire-resistant construction type was selected. If you choose fire-retardant cladding and solid foundation, which will probably apply most of the time, the value remains just under €340,000, but the insurance costs nearly €380. For me, this is a clear disadvantage if I have to pay a higher insurance premium but receive a lower sum in the event of a claim.

You might consider switching insurance companies. Ours, upon explicit request (!), makes no distinction between the two types of construction.

Why, I hadn’t complained about my insurance, but rather compared offers on a price comparison site. And there, the insurances that were interesting to me showed differences. It may be that other insurances do not make differences, but then they might generally be more expensive? As I said, I also often notice the same with follow-up financing or buying and selling used items. Whether this is justified or not doesn’t matter, but it is common practice and that’s what I wanted to point out...

Ultimately, the topic is like the question, Opel or VW? Whoever lives in a solid house and is satisfied sees no disadvantages, whoever lives in a prefabricated house and is satisfied sees none either. Whoever is dissatisfied because the construction was bungled, because defects never stop, experiences this with solid houses just as with prefabricated houses. We have already established that no construction method is clearly cheaper than the other.

I never said that prefabricated houses are generally bad and only solidly built houses are good. It was about advantages and disadvantages, and the point of evaluation after time "x" is definitely a disadvantage. Especially since high-quality prefabricated houses are often even more expensive than solid houses. Otherwise, when we were looking for an existing property before building, we also viewed 4 prefabricated houses, ranging from 30 years old (a disaster) to 5 years old (quite acceptable). And here there was quite a range from Massa Haus to Weberhaus. Therefore my statement that there are good and less high-quality houses here and there...
