Hello

So, you will never get by with that, unfortunately.

We have just started building the house.

With the plot (88,800), we hope to manage with 290,000.

We have a house with 113 sqm of living space and 60 sqm of usable space (roof, garage, utility room) without a basement.

The ancillary construction costs alone are about 30,000 (we will likely have the same).

We are also building with individual companies and partly doing some work ourselves.

What you see in any catalogs are only starting prices.

I consider that a rumor; this is exactly where almost all prospective homeowners make a mistake in thinking. The calculation is made of what the house costs one year before I move in (at the time of signing the offer), while I calculate what it actually cost once I live there and all expenses have been paid. Hence the slight differences.

Unfortunately, saying everything here is never enough.
So the whole construction will probably cost me €360,000

€100,000 land <-- really expensive (including notary and property transfer tax)

€220,000 the house including basement. Almost turnkey except for painting and wallpapering work. (133m² living space)

€40,000 incidental costs (excavation, house connections, geological report, terrace, materials for painting and wallpapering, yard and hopefully a garage)

€8,000 - €15,000 still need to be planned for a decent kitchen.

I can only agree with my predecessors here, that will never be enough............or I am doing something wrong. I am currently in the process of building a house (prefabricated house), so you can imagine the costs that come your way.............. You don’t just want the cheapest option, right??? It’s no fun to go shopping when you have to turn every cent three times. If everything goes well for us, we will manage with €260,000 (KfW 70 house with gas and ventilation on a slab) including the land, but the following conditions applied: The land was already half owned by me + approx. €15-20,000 equity no double burden (rent) interior construction completely DIY = carpenter (the house was finished technically by the company) kitchen voucher at ALNO over €6,000 extra costs are borne by us space to buy quite a bit of material in advance when there was a good offer

Think it over carefully (you still want to sleep well) there are authorities you don’t think of, not just the notary, but when the house is built it has to be remeasured which costs extra + property tax +++++++

Well, welcome to the club, I’m also just "calculating" right now, although I feel more like a blindly guessing mole...

I have had a consultation appointment at Allkauf Haus. Allkauf Haus proposed the following costs to me:

Plot 80,000
House KfW70, 160 sqm area, without basement 190,000
Additional construction costs 22,000

There are apparently different "expansion levels" where you can save money by doing work yourself. For example, you can put up the interior walls yourself (kit is delivered like Ikea), which is supposed to save up to 20,000...

I don’t even know if kitchen and garden are included, let alone the garage.

I also contacted other prefabricated house providers; they quoted costs for the house alone between 180,000 and 240,000 if you want it turnkey. Painting/carpet work costs around 15,000. The foundation slab is usually charged separately at about 15,000 as well.

I don’t know if the name of the construction company Fibav means anything to you. They build a lot of houses in our area. We have the offer lying around here somewhere with all the details. I’ll just give a rough outline.
Land 65,000€
The house was kind of a spring offer. Costs 95,000€ in solid construction (turnkey)
Then we included some other things, like the geothermal heat pump, all walls in solid construction (the offer only included the load-bearing walls in solid construction), etc.
We then came to a total price of 220,000€.
This included the land, solid construction house with a basement.
Exterior work and garage were not included.
We were also at the company IGB at the same time. They gave us the same offer.
According to what you told us, you are paying significantly more!!!! That somehow can’t be right.
