More vehicles pass by there, practically 80% of the residential area. What is your orientation preference? Have you ever thought about the SN orientation? Where would your garden be then? In the north?

I would have actually estimated the traffic differently. There are two access points for cars and additionally an entrance exclusively for pedestrians/bikes at the top in the north. Depending on how the probable multi-family housing development on plots 119, 120, 121 exactly looks, from my point of view the traffic will rather split about 50%/50% between the two car access points.

The exact placement of the houses and their dimensions are not yet clear to us. Initial ideas would be to place a house on plot 93 in the north as a boundary to the street and to orient the garden accordingly to the south and possibly west. On plot 103 probably somehow so that a north/west garden results.

Do you see it differently?

The plot 123 (or 31) in the south is indeed significantly smaller, but also from my point of view ideally located. While a less than optimal location is hard to compensate for, a small plot size can be wonderfully utilized through a very good design. I already placed this plot among my top 3 at the beginning of the thread. That would probably also be my choice, although I am an avowed supporter of large plots. They are not available anyway and would likely be unaffordable for "ordinary mortals" in the suburban belt. I assess the traffic similarly to

Addition: I have looked at the situation on site, whose city center I also know personally, on the satellite photo. It is great to "raise a family" there. A quarter of an hour by bike to the nice city center and right also at the edge of the fields. Besides car traffic, bicycle traffic should also play a role. They are not loud, but they disturb children playing freely. Do you know the current situation from Grüner Weg via Kreuzkamp? Are there already many cyclists there today? They could prefer the route through the residential area if Haydnstraße is connected to Kreuzweg.

Interesting that you estimate the traffic on Haydnstraße to be so much higher compared to Backesstraße.

For us, the location within Bocholt is also perfect :-) We already live in Mussum today, not far away, and from there - as you rightly point out - you are quickly in the countryside, but also quickly on the federal road towards work or family who live in the more southern villages. Bicycle traffic is always a topic in Bocholt as a highly bike-friendly city. However, I estimate the traffic from Grüner Weg / Loikumer Weg through the new residential area towards Kreuzkamp / Bömkesweg to be rather low. It is not a typical through route.

The 123 (31) you mentioned continues to linger in our minds. As you said: the location in the building area is ideal. With the size of 15m x 25m, it will ultimately be challenging to fit everything in. From my point of view, it would then have to be a very narrow house (essentially a "detached semi-detached house floor plan," in my view). You probably won’t get around having a basement and still run into problems with the floor area ratio in creating a suitable terrace and parking spaces. To the rear, the property is visually extended somewhat by the adjoining green space. However, the south orientation is practically limited in terms of light. The row of trees on the street [Siegeheide] to the south is quite dense and tall. In the attached photo, you can see the large tree standing directly behind the property, which according to the development plan has a trunk diameter of 0.9m and a crown diameter of 20m. During my last visits at different times of the day, it seemed to me that for large parts of the day the property is practically completely in the shade.

Just count the households for a plausibility check and which street they can use most conveniently to get home. Significantly more households are connected to Haydnstraße than to Backesstraße – especially if 120 and 121 are to be developed with apartment buildings.
