Interesting that you estimate the traffic on Haydnstraße to be so much higher compared to Backesstraße.
For us, the location within Bocholt is also perfect :-) We already live in Mussum today, not far away, and from there - as you rightly point out - you are quickly in the countryside, but also quickly on the federal road towards work or family who live in the more southern villages. Bicycle traffic is always a topic in Bocholt as a highly bike-friendly city. However, I estimate the traffic from Grüner Weg / Loikumer Weg through the new residential area towards Kreuzkamp / Bömkesweg to be rather low. It is not a typical through route.
The 123 (31) you mentioned continues to linger in our minds. As you said: the location in the building area is ideal. With the size of 15m x 25m, it will ultimately be challenging to fit everything in. From my point of view, it would then have to be a very narrow house (essentially a "detached semi-detached house floor plan," in my view). You probably won’t get around having a basement and still run into problems with the floor area ratio in creating a suitable terrace and parking spaces. To the rear, the property is visually extended somewhat by the adjoining green space. However, the south orientation is practically limited in terms of light. The row of trees on the street [Siegeheide] to the south is quite dense and tall. In the attached photo, you can see the large tree standing directly behind the property, which according to the development plan has a trunk diameter of 0.9m and a crown diameter of 20m. During my last visits at different times of the day, it seemed to me that for large parts of the day the property is practically completely in the shade.
