That's really crazy, why is that? Prefabricated house providers with their streamlined processes should have significantly more output and therefore actually be cheaper? The only thing would still be the transport, which requires more and possibly larger trucks/cranes for assembly. Otherwise, I see no reason why a solid house could be cheaper..

Well, material costs are one thing, labor costs another. I don’t believe that more labor hours go into a masonry house than into a prefab house. What doesn’t happen on the construction site simply happens in the factory. Erecting the house then goes quickly, but depending on the degree of prefabrication, the entire interior finishing still has to be done (heating, water, electricity, etc.) – for us, for example, all on the construction site. And since we also visited the factory during the prefabrication phase, we saw how many people worked on our house there. Regarding the ‘lean processes’: these are well-established processes that exist just the same in well-run solid house companies.

Maybe it's not so simple (and cheap) to build a high-quality wooden house after all. Nobody wants "cheap goods". With the big companies, sales etc. surely also cost a lot. The main difference is usually only the shell construction; apart from the wall structure, there is basically no big difference between the (so-called!) prefabricated houses and solid construction.

There is a study from the Institute for Building Research on the cost comparison between a solid house and a prefabricated wooden house. According to this cost comparison, which can be viewed on the internet, the prefabricated house is more expensive for the exterior walls. In this comparison, it was about 15,000 euros.

So in our area, you can get by with solid houses for under €300,000, with 160sqm without a basement.

I would just ask regional solid builders.

Just as none of your acquaintances or friends can configure your car from all providers for you, we cannot make the decision for you whether to build massively, prefabricated, ecological, with gas or air-water heat pump, with controlled residential ventilation or with a company that either offers free planning, tiles up to 40€/sqm, including painting work, or just a nearly finished house. There are tasks you have to go through yourself: namely struggling through the construction service description, comparing, building contacts with construction companies, and developing a feeling and trust in them. There are plenty of discussion approaches here in the forum about what to pay attention to and should be considered.
