It simply depends on the specific example. You cannot compare a wooden house with a solid house, the differences are just way too big for that. What I would advise you is to look for a wooden house and ask specifically what it would cost. The same goes for the solid house. The thing is that the appearance strongly depends on the style. With a wooden house, you probably want a large overhang... with the solid house maybe not.

Could it be that you are now turning a prefabricated wooden house into a log house? From the outside, you can’t tell a prefabricated wooden house isn’t solid, so they could be built in the same style

as you can gather from the responses, it is not possible to make a general statement about the price.

However, an offer generally costs you nothing. Therefore, I would also advise you to select two suppliers that have a house you like. Get an offer made, then you will know the difference exactly.

we have compared plenty of offers. Overall, I would say that a prefabricated wooden house (at least here in Saxony) is somewhat more expensive than solid construction. The standard equipment for a solid house was about 1100 - 1200 Euros per m² (floor area x floors, without basement) from local providers. For that price, we would not have gotten a prefabricated house with the same equipment. However, this may be different in other federal states.

Yes, yes, I know, now all the smart people will come and say you can't compare that, nonsense, etc. But we read all the construction descriptions from the providers we were interested in (about 5-6). We calculated differences as far as possible. The result was always similar. After a while you get a feel for it, and in the end, solid construction was about 10% - 15% cheaper here for us.

Hello,

we have decided in NRW to build massively stone by stone. It all started with companies that offer prefabricated wooden frame constructions, as I am a fan of machine production. An offer for a 1.5-story construction in KfW 70 standard with air-to-water heat pump, complete underfloor heating and fireplace was around 230,000 euros +/- 10,000 euros depending on the provider. However, in the end we noticed that a standard house is always easy to realize in prefabricated construction and the companies, for example, charge a lot extra for a knee wall increase or a convertible attic with a full staircase. With stone by stone construction this is easier to implement since the architect simply draws it in. According to our experience, the brick cladding is also easier to realize with a solid construction method. In short: standard fits prefabricated construction, the more changes to the building envelope are planned, the more solid construction fits. At least that is my experience. You should be aware that if you want to compare offers from 3 providers each, you will spend about 3-4 months on it. Furthermore, you will notice that the salespeople have no great interest in you, the more questions you ask and the more detailed you want the offers to be. For me, it was 6 prefabricated construction companies, none of which remained because none managed to submit a proper offer. Of the two solid house builders, ultimately only one managed to deliver an offer according to our wishes with a drawing. All prices were similar and, as described above, difficult to compare due to the confusing construction and service descriptions. Hope this helps a little bit.

Hello,

sorry, that is certainly not correct when stated so generally.

Our new house (construction start spring 2014) is a custom-planned prefabricated house in timber frame construction. A custom prefabricated house is of course more expensive than one of the standard houses – just some keywords: statics & architect...

Our sales consultant certainly did not have an easy life with us – by now we are at planning version IV. Each new version was a further development of the previous one and contained numerous changes. The consultant is still friendly and always open to change requests!!!

We also took the trouble to compare the construction specifications of our three favorites in detail (multi-page Excel table) to get an overview of the fair value of the offer. That also provides a good basis for negotiation if the favorite is not necessarily the cheapest provider.

Every house offer stands and falls with the construction advisor you turn to – I think that has very little to do with whether the advisor sells solid or prefabricated houses.
