The ideal plot sounds different. I would keep looking if I were you: 1 year of searching is not much now...

It is a municipal building plot and I would say relatively reasonable. Otherwise, there are only private ones and significantly more expensive.

Hello again, in our search for land we basically have the following problems: we currently live in a rental apartment in Osnabrück. From private sellers, we have had no chance so far because most are sold under the table and what is left is overpriced (unaffordable for me). From the state, I inquired, plots were offered in 2018–2019 but only for large investors and not for private citizens. Therefore, we have decided to look in smaller towns and communities around Osnabrück. As mentioned, it is not easy to acquire from private sellers and unfortunately, so far we have only received rejections from communities and towns for municipal building plots. It is regulated as follows: interested parties who live in the community or town or returnees are considered first, and if a plot remains, then we can hope to get it. Since my son is severely disabled, I always hoped that we could have priority in this matter (as we are really overwhelmed enough), but unfortunately, it is not so. (I find it unfair). Finally, a kind lady from the city of Bramsche offered this plot to us. At the moment, it is really very difficult to find a building plot. I know, it is not an ideal plot. There are better and worse ones.

Due to the noise occurring, I am here again today (fifth time). So far, I have seen everything regarding the noise to be fine. I have even spoken with 3 residents who have been living there for a long time; they did not say anything negative. One even said that they hear more from K147 (Max. 70 km/h) than from trains or the federal highway. At the moment, that was exactly the case. That is already something positive, but I will talk with several residents there and also visit there on rainy and windy days; then I can say more about the noise. Regarding shadow and view from the neighborhood: nowadays, neighbors somehow have a view into each other’s gardens or partly stand in the shade of other houses (especially in new housing areas with smaller plots and in bungalows that are not built very tall). The first problem here is that no one in the neighborhood has built or planned anything yet. At least I can assume the worst case. My bungalow has been built; to the south and at a distance of 6 meters, there is a house with a maximum height of 9.5 meters. So in winter, I will get little sun anyway, but in summer, probably around noon, I will get no sun; however, I will have sun in the morning and afternoon. I can’t say if a house is built there, they will have a balcony from which my garden would be visible! I have an idea. I would be a bit more patient to find out what is being built or planned in my neighborhood. Then I can better decide whether or not to build there and how best to plan my bungalow. What is your opinion on this?

For the federal highway, it depends on the share of truck traffic. Trucks at 80 km/h are extremely loud compared to flowing passenger car traffic at 100 - 120 km/h.

A house with 2 full stories and a maximum height of 9.50 meters is a completely normal new building in terms of size. At most 50-100 cm higher, but basically also achievable with a normal 180 sqm city villa.

I haven't read everything now, do you have to position the house facing south? Normally, you put the house in the north of the plot, and if you have 15 meters of space plus a few meters of setback in the south, then you have no shading, not even in winter.

Only the railway track I find terrible, but here too it depends on the freight traffic, just like with the federal highway.
