So personally, I wouldn't buy it there. And whether you want that is something only you can decide. Noise can be extremely stressful. However, you also have advantages. You can design the house accordingly. Soundproof windows, for example, and plan a ventilation system sensibly. Maybe also put up a wall or a tall hedge. Maybe there is even a subsidy from the municipality because of the noise?

I now live 500m as the crow flies from an 8-lane highway. You constantly hear the roaring nonstop. In my head, I have reprogrammed the roaring to ocean waves. It works well, even when sleeping with the window open.

The most disturbing aspect of noise is usually the noise fluctuations. With my ocean waves, a neighbor can still make noise. In a quiet area, even the passing of individual cars is annoying.

Noise fluctuations are important, but you need an acceptable noise window for that. Overall, it must not be "too loud." I would have a noise report made and possibly negotiate the price down further.

Yes, the property is not optimal. Depending on your financial situation, it might be an acceptable compromise, or maybe not. You have to decide that yourself.

It’s cold anyway with an east wind, and you don’t stay outside. Inside, you hear nothing...

Above our development area, the A1 runs along the ridge. All our plots are 200 to 500 m below the road. A hefty noise protection wall is in place. I don’t perceive the highway at all. It is south and just up there. Karsten

Our property is located east of B68. When the west wind blows, you can hear the cars. But I have been there several times and for longer periods; it is not so bad that I would give up the property. Of course, it is nice to have a house in a very quiet location with good infrastructure, but that is usually not the case, and if it is, then it is very expensive. So you can't have everything.

For roads of all kinds, it is most important that there are no bridges or crossings in the area, because more annoying than the noise is the plop plop.. when the cars drive over the expansion joints.
