Gladly. Although I don’t understand why someone has to fill a post with two additional pages, then post plans from which you can’t read any measurements (any contributor who posts something is clearly at an advantage if they check it themselves at least once) and has to be asked three times.
Well then: this should not influence my contribution to the question, the info is sufficient for now, I don’t have to go into measurement details here :) (unfortunately)
Firstly: I like the basic idea of a barrier-free apartment. I also like the exterior views, even if the front strikes you a bit due to its height.
Unfortunately, I don’t see any barrier freedom in the apartment.
If we take the basic idea of barrier freedom away, I see a shared entrance to the north. The coatroom of the main apartment is located here in the hallway – so as a single person I wouldn’t want to rent this apartment at all, because I would have to share this hallway with strangers (landlord) and step over shoes etc. of a 4-person family to reach my small apartment. The coatroom is meager but might suffice. The living space can probably be furnished quite well, but there is no terrace. For that I would install floor-to-ceiling windows in the living room and plan a small outlet.
The bathroom is a little catastrophe and cannot be furnished well either (I can still read 2 meters width here). There is absolutely no barrier freedom here at all; it is furnished quite angularly even for healthy people ;)
Main apartment:
There should be enough storage space for the main apartment in the basement.
But I find it questionable why there is no storage room or possibility for laundry on the upper floor.
All in all, I find everything on the property misplaced. A south-facing window is hard to find, also a west-facing window.
There is no direct access to the garden except via this raised terrace. But isn’t the street there?
I find the staircase too small; it could be more generous. It will function though.
Then the access to the kitchen: there is none. I imagine how the householder has to carry groceries up the stairs and then first go through the living room (chill lounge) before finally getting around the corner to the sand-limestone wall.
Every house resident has to go around the wall from their rooms first to get a drink. So a door belongs there.
Why are two tables standing right next to each other? The living room is nicely big.
On the upper floor, the arrangement of the bathroom, dressing room, and bedroom is questionable.
Always through the quiet zone – the second person won’t find peace, whether they are allowed, can, want to sleep longer, or are sick: they will definitely always be disturbed by the other.
I ask why the kitchen is not at the terrace, why there are no nice south-facing windows that bring light into the house...
I would arrange the rooms all differently, even if there is a slope to the south. For me, the rooms have no optimal orientation and I would thus scrap it entirely and plan anew.
We are talking here about bathrooms facing south and living areas facing north! About a trapped kitchen and about a garden that is not supposed to be used.

But I think you misunderstood something? You come directly from the street to the front door, and it is the south side.
That means both living rooms and one child's room + our bedroom have sun all day.
Moreover, the street is not busy and at the end there is a dead end with a turning area.
We wanted to have our bedroom there because the view is very nice.
You also get the evening sun in the back garden. You are right about the kitchen! We have also thought about that and a door will be installed there! We also like to spend longer time in the kitchen, hence the table there. We completely agree with you about the floor-to-ceiling windows in the small apartment, which we will change shortly.
We also thought about separate entrances for a long time but somehow never properly placed them because otherwise, for example, the guest room on the first floor would have been lost, which we did not want to give up, etc.
