Planning or room layouts - What do you think about it?

I have assumed the exterior dimensions and stairs / entrance area as given and tried to arrange the rooms in a way that would somewhat please me ...

Ground floor (all walls straighter):
- additional study, unfortunately trapped (to reduce the huge living room)
- kitchen with access to the terrace (if the large living room is still desired, you can swap it again with the study here)
- bay window usable as dining area
- toilet can possibly be expanded with a shower

Upper floor:
- Both children's rooms larger and with access to the balcony
(I can even imagine it being used for a few years as a balcony for the kids, because sitting on the terrace with the parents is uncool)
- Dressing room can only be used on one side (for me, I would leave it out and combine bedroom and bathroom, but "mini" dressing rooms are currently trendy and might sell well)
- Bathroom under the slope must be well planned

I consider it sensible in this way! Yes, the bathroom on the upper floor is very inconvenient due to the sloping roof and head height. Bathtub should fit, shower should fit, toilet and 2 sinks.

A company from the industry should have more market intuition and answer the "make or buy" question in favor of purchasing outside its core competence. Standards are especially good where there is still a lack of specific experience, and - as already suggested here - aiming for market leaders is probably not the worst course of action. In my experience, profitability can even convince superiors


By now I have my tricks to boost the miserable quality of the local search function, so I wouldn’t need such a pin.

On this occasion, I am at a loss as to who introduced the term here—I just like to use it, similar to @Nordlys’ "Estrich-Achmeds"

Basically, multi-family house projects of this size appear here several times a year, regularly from first-time multi-family house builders (whose planners have as little knowledge of this building category). Your regular visits to the forum could be welcomed.
