Dear OP, this won’t work out with the floor plan discussion here. There are really capable people around who know their stuff, but I wouldn’t spend my free time on a thread like this. You only answer a few selected questions, but the basic things haven’t even been addressed (child planning, what’s important to you, what you can do without, etc.). Instead, the focus is on the garage.... The information is your responsibility to provide, not theirs to obtain. Don’t let them pull everything out of you.

You write that the building is for sale - so you have the plot, want to develop it and then sell everything? So not use it yourself? Then your plans for children obviously do not matter at all.

If that is the case, the whole idea is kind of stupid. Building a rental property is already difficult with a single-family house but still makes sense if you own the land, but to sell? You have all the costs of new construction but can never exactly meet the buyer’s wishes that they would have if they were building themselves. Since for every buyer it is only a compromise, the purchase price will only be such a compromise as well. If you are not a developer and just put your standard house on the land, you will most likely be better off financially simply selling the land.

Correct!
The entire plot is 1,038 m² in size. So something should be built that complies with the development plan. Since a minimum plot size of 450 m² is required for a single-family house, the plot will be divided. Two residential houses are to be built on it for sale!
So it is also advisable to fully utilize the plot in order to achieve as much living space as possible.

Hello Right! But after the building permit and the start of construction, the buyer could still change the room layout as far as possible.
