Profit X is certain Profit y can also become loss Y. The house is poorly designed, additionally the whole thing becomes more expensive than if you let the general contractor build it yourself. The properties do not sell like hotcakes

Indeed, the approach is commercially, let's say, "unusual," accordingly I have already given two insights into my mental cinema, under which circumstances the story would make sense from my point of view: In my mental cinema B the mentioned still undivided plot of land was inherited, and that sparked the greedy imagination of a financing guy: The undeveloped plot represents a value that generates creditworthiness, on the basis of which one could finance a building. Now, if one has influence over the current owner, but a buyer would look for their own financing advisor, one wants to spur the current owner to develop the plot with a building. The construction guy is also a buddy, and suddenly, dollar signs light up in both eyes. The commissions flow anyway, whether the current owner profits from it or not. If not, even better (for the financing guy), because then he will soon need a liquidity boost and the third commission awaits. In my mental cinema C the OP has so dangerously much cash dough scratch bread money lettuce that within his overall portfolio this plot has to be thrown a bit out of the window. Only in mental cinema A the hall is empty and there is no reel in the projector, because the shown project doesn’t rhyme with any profit (for the builder). The option was already mentioned

I only draw and plan according to the specifications of a construction company that buys these plots and develops them. Usually, it’s always multifamily houses with 4 - 7 residential units! For the sale, we have brokers who have so far quickly pushed these through.
If there is interest, I would briefly post a multifamily house project here?

Interest in projects certainly always exists here, but what does that have to do with the 2 plots of land? Are you planning the development of these 2 plots of land for your employer? Since you have only built multi-family houses so far, are you not familiar with the single-family house sector? The house shown so far is rather special – if a private person justifies here why certain things are chosen for their own house (e.g. the bay window, the many walls at a 45° angle), it can be understood. For a sales object – if you absolutely want to develop it yourself before selling – functional standard floor plans like Town & Country Flair or similar would be better suited for later sale, as it is ultimately the most sold house in Germany. Also, a house type that can be built (almost) identically on both plots would at least further reduce planning costs.

Well, this information would have been nice in #1...

By the way, this thread could be pinned, then (that's like water to your mill ) can always link directly when a builder/contractor comes with drafts of a general contractor and thinks it's from an architect... your recurring term "sign slave" will finally become flesh and blood here
