You are surprised at several points: "Effizienzhaus" sounds like energy-conscious builders, but that clashes diametrically with the extreme envelope-to-volume mismatch of the jagged building structure. Then I read about timber frame construction, but see window dimensions that rather suggest a stone house design. I can believe the bricks as a specification, but I thought the green roof was a misinterpretation when reading the development plan. You then clarify this in post #4 – however, this means that this house design is already dead. However, it is not a pity, especially the upper floor is a failed attempt: the 9 sqm room exemplifies the saying "too much to die, but too little to live" in the sense that as a secondary hallway in the style of a corridor it is wasteful, but as a dressing room it is too narrow. The other two rooms are unfurnishable, even if their intended uses were swapped.

Thank you very much for the opinion.

I also agree regarding the hallway being too large.
The bathroom downstairs is intended only as a guest WC and in the future as a children’s or youth bathroom. (I didn’t have a bigger one myself at the time either).
No freezer is supposed to go in the pantry. The kitchen has already been designed so that a side-by-side refrigerator fits.

I don’t quite understand the suggestion to omit the angles. Please help me with that.

Personally, I find the centrally positioned upper floor visually much more interesting than if it were placed at the edge.
Maybe it will become a little clearer with the picture.
Regarding the structural engineering, I cannot make any statement yet. For now, we had it planned accordingly by the builder.

Have I, or rather the builder, misunderstood the flat roof issue – i.e., is it not even possible?

I also see the 9 sqm room as too narrow.

Yes, but all outside of a standard. I only answered your question about the rounded 200,000€ question. May I ask why you are planning for upstairs when you don’t even have children yet? What if none come? I’ll make it short and painless: the dressing room is hardly furnishable. And if there were one or two wardrobes, you would have to squeeze through... no way through two... sorry, but I would redo a lot there. Regarding the exterior view, I expect somewhat more designer aspects inside. As a guest, I would not feel like using the small children’s bathroom. Compared to that, the children’s rooms are rather small. This happens more often with childless builders.

You may... We want a separate parent area or sleeping area with peace from the rest of the house. Regardless of whether children come or not. Possible ideas on how to design the upper floor differently to avoid the narrow dressing room or to allocate space from the large hallway downstairs for the bathroom? On the subject of the size of the children’s rooms, I am exceptionally of a different opinion. I lived in just 11.* sqm myself until the age of 25. (The average German moves out only at 25!!!)

You should reconsider whether you should compare everything to your childhood. Then was then and now is now. It’s already the second time and very different to consider. Besides, I don’t believe your parents had a €450,000 house with a parent's wing, which is quieter than that of the children.
