I don't really like the fragmented volume either, but what I would do: leave the entire parental area upstairs completely open, no walls except maybe for the bathroom and possibly to the staircase (but made of glass there). Quite impractical for everyday life, but in architecture magazines, it always looks so great...

In general, I would first like to express my enthusiasm. I really think it’s great that you not only give it some thought but that you, Tamstar, even invest time in the drawing. Regarding your drawing: It will surely look great, or it certainly does in all the magazines. Personally, I also keep liking it in all the hotels where I stay for work throughout the year. "Unrealistic for everyday life" fits quite well. I want to have my peace when my girlfriend gets up earlier in the morning – or vice versa. Accordingly, we also do not want the bathroom to be directly adjacent to the bedroom, let alone a completely open area. In our current apartment, it is actually the case that the bathroom is right next to the bedroom. You hear everything from the shower, hairdryer, to the fan in the bathroom.

With the clarification from the excerpt of the development plan, we now know what is possible: so, the TE has the freedom to give the house a flat roof under the condition of greening. That seems to reflect the typical contemporary composition of the municipal council: apparently, there is a relevant eco-faction whose wish for green roofs cannot be denied – at the same time, they don’t want shed or tent roofs. So no Pinterest new development area; vegans if it must be, yes, but no Gucci dog leashes.

My warning that it might not be allowed to be built that way has died – but not my note: if you take an energy-efficient house even remotely seriously, such an unfavorable envelope-to-volume ratio swings too far in the opposite direction. Even the area distribution ground floor:upper floor of about 4:1 I would mitigate at worst to 2.5:1 (and also not put the upper floor on in the proportions of a shipping container). An Oval Office could be quite chic – also without a bathtub in the bedroom. Did I actually overlook it, or was there no statement yet about my surprise about on the one hand "timber frame" but on the other hand solid construction “wall” opening dimensions?

Yes, sorry again. I was inattentive here.


I will take another look and measure the "children's bathroom" at my parents-in-law. For me, it has an optimal size.


According to the offer "Turnkey":

Floor coverings

1. Supply and professionally apply leveling compound including primer on the screed
2. Supply and lay 1.8mm "manufacturer" underlay for impact sound insulation
3. Supply and lay "manufacturer" vinyl "dimensions" including baseboards

if you want, for example, parquet in combination with underfloor heating, which then has to be glued accordingly, I would never ever do that in EL!

I don’t see the idea as fully developed yet either. Especially children want to bathe if there is a tub in the house. But is it intended that the little ones have to go up the stairs all the time? Oh, I forgot "back then"


I see it the same way: There is more possible for functionality, practicality, aesthetics and energy efficiency.

Sorry, have we actually already seen the site plan with surroundings and dimensions????
