The situation only made it somewhat better. Most people understood that renown, charisma, and statement don’t come from the square meters to be maintained, but from other, smaller things. Such a huge house just costs maintenance, whether in the countryside, city, or somewhere in between. Look around at urban properties. There are still very nice houses that make more of an impression and have more to tell than one of those creepy villas you used as an example. Sorry, sounds harsher than intended. It would be nice if you find something where you feel comfortable. But doing that so much at the expense of the general public and the environment hurts my environmental soul a bit (and always brings me back to the unanswered question of why people with children apparently, on average, deal much more carelessly with material and the environment than singles/people without children. That's my observation, which I find very interesting.)

I live in a Belgian city with genuine town villas (real villas that still deserve their name). Most of them I find hideous, wouldn’t want them even for free. These are houses from the 60s and later. They used to be trendy, representative new buildings.
The Gründerzeit villas are indescribably beautiful. From outside and inside. Such a villa respectfully modernized is the most beautiful thing I can imagine in a city (and in general).

If I had TE’s means, I would only look for beautiful, worth-preserving stock.

As a layman, I think that architecture (as a discipline, knowledge) in the last hundred years has lost more insight than it has gained or has shifted its focus disadvantageously to technical details.
I don’t know anyone who doesn’t find a well-preserved Gründerzeit mansion beautiful.

I am not sure if the whole thing is meant seriously. No question, the income is well above average but just "only" 30k per month. After taxes, if all goes well, 18k remain. And then as a holiday home, no equity contribution + land, additional costs, etc. With a real 800m2 living area you will certainly end up all-in at 7-10 million. But I am curious to see what will come of it.

our house has just under 800m2 of living and usable space (including garage, proportional terraces...). Living space is around 400m2. That is more than enough. I can only advise the OP to reconsider the planning. With a large plot, the outdoor facilities alone (pool, terraces, garden design, trees, etc.) quickly cost high six-figure sums.
