The 150k was merely a suggestion, and yes, it would be a shame if from that income there were only 150k equity, the number is subject to change, and by no means fixed, just like the 800 sqm living area, we were only interested in a well-founded & reasoned opinion on how to best approach it, what is best to do.

Well, I’m not surprised. Also, completely without envy ;-) It’s the mix of being huge (where only the size itself matters), saving on workers and taxes. Rick also builds big and I haven’t heard any envy debates about him because he writes very down-to-earth. And he also pays good money for quality.

By the way, here in my region, houses are for sale starting at 1 million that are anything but a villa and don’t even come close to the plot size here. You might get around 200 sqm and a relatively nice plot. But no more than that.

What I also don’t understand: you write "Lebensprojekt", but you are just about to enter a transitional phase. This is the worst possible time to start a "Lebensprojekt". If you have two teenagers in the house, they will probably have moved out in about 5-8 years. It would be quite strange to start your "Lebensprojekt" now when the need will soon change anyway.

The point is that we believe we would like to have the whole house-building topic finished before the right age, when the strength is still there rather than in 10 years.

If health/energy is rather poor, then I would advise you not to go all out. Ownership entails responsibility. Even if you do little or nothing yourself in the house, you still have to keep an overview, keep things running, organize staff. These are all not very enjoyable tasks. If your energy, already, at around mid-40s I estimate, is almost used up, then definitely get rid of all unnecessary stuff and focus on the essentials: living and dwelling. Not representing and squandering the environment, energy, and money.

Cool thread entry. Lawyer husband who, alongside his 20-hour working week, operates heavy machinery. Large plot in a great location sought at a bargain price. 800 sqm living space as a weekend house and no clue about anything. And then here in the construction forum. Typical troll thread.

1. Look for top brokers for plots
2. Raise the plot price including additional costs as a start to at least €1 million
3. Look for top architects
4. Raise the budget to €3 million for the house + outdoor facilities etc.
5. Look for a bank - which then is no problem in the right location with the additional security "paid-off house"
6. Visit psychologists regarding treatment of attention-seeking and megalomania
7. Be happy with the new house
