Our life project: Single-family house with 800 m² living space

if I were part of your family and then invited to family gatherings in your 800sqm residence, very American-style for at least 5 days over Christmas, I would be disappointed if I noticed that the people in the neighborhood still convert their Dacia Logans into marks ;)

For what an 800sqm villa costs nowadays, you can invite your family for family gatherings in beautiful resorts or chalets for many years/decades (including flight).
If you two then don’t want to play World of Tanks in real life in the house, a 300sqm villa is enough when you are older.

What I find really cute is your enthusiasm for doing it yourself. We also plan a lot of self-work regarding interior finishing, but in the described representative environment, I wouldn't dare because the conditions are quite different compared to a standard single-family house. Example: laying tiles is no problem, marble slabs up to room height is something else, assembling an Ikea kitchen is very relaxed, Siematic with a 10cm stone slab never, and this probably applies throughout the entire construction.

Charming observation and statement: laying 800 sqm of tiles yourself doesn't fit.

1. Search for top brokers for plots 2. Increase the plot price including incidental costs as a starting point to at least €1 million 3. Search for top architects 4. Increase the budget to €3 million for the house + outdoor facilities etc. 5. Find a bank - which then, with the additional security of a "paid-off house," is no problem in a suitable location

It cannot be summarized better than with these five points. But seriously, with such a dream income and all the social contacts through the current lifestyle and work in your own law firm, it should not be so difficult to find top brokers as well as top architects, arrange appointments with them and discuss an approach, right?

As I probably overlooked at the beginning

When overlooking, you also overlooked that this:

there is now €150,000 equity against it

has already been corrected several times (!) by the original poster. The €150k equity is a placeholder.

I am also a bit confused that someone with the environment, financial and social background, and demands comes with such naive ideas. Not to mention that then another 800 sqm of living space, probably soon for only two people as a weekend house, is again such a point where I have problems with the authenticity.

Anyway, I await what will happen and am curious to see if a project really develops that I will then very gladly and very curiously continue to follow here.

What surprises me most is the discrepancy between the wishes for the house and the budget. Especially against the background that there is already a house where the costs are known.

I see the budget being spent on the land alone. Then 4 million for the house (800 sqm living space * 4000€ (it certainly won’t stay at 2000 euros here, rather double that) + 300 sqm utility space * 2000€). Outdoor facilities with a pool will surely also quickly cost half a million if you build according to representative criteria. Instead of 1.5 million, I see such a project easily breaking 5 million, with plenty of room to go higher.
