The floor plan is as it is. The OP must have had a reason for it.

It is very interesting what kind of feedback comes back. Fortunately, the tastes and wishes of the builders are so different.

The wardrobe will go in the room to the right of the entrance. The study is not always used as a study. We didn’t want a small 5sqm wardrobe; when the family comes home, you get in each other’s way there. The room will have a large bench for comfortably putting on shoes, and there is a desk in there as well. The entrance area remains free of jackets and shoes and looks tidy. We had seen something like that several times in other houses. Also, the projector is in the study, which plays into the living room through an opening.

The bathtub should be positioned exactly like that and not otherwise. The shower, measuring 1.20x1.10m, is sufficiently large in our opinion; the shower channel runs all the way to the shower exit. From the bed in the bedroom, we can look out into the greenery; no furniture will be placed in front of that.

What can I say: I don’t want to live in a house where every sqm is used and optimized to the last. The house had to be big, and there should be a grand piano in the living room, a large dining table for 10 people. In the basement, grandma should be able to live later; we have already planned a separate entrance, a bathroom, and a kitchenette for that.

Yes, that probably fits best if on the one hand nothing more can be changed in the draft, but on the other hand there is already something emerging to be seen.

I believe the OP just wanted to get some praise here for a house that they really like and that suits them (at least I hope so).

For example, the explanation about the wardrobe would have been important. Personally, I still consider the solution suboptimal, but if someone likes it that way, they should do it that way (I imagine a family of four who, plus guests/friends etc., come home and everyone first has to go through one door into another room... that doesn't give me the feeling of freedom that could have been possible with the square meters).

Overall, it wouldn't be my choice. I massively miss storage space on the ground floor and upper floor: with this amount of space, I would have insisted on having a utility room on the ground floor for beverage crates, cleaning supplies, etc., and a pantry, either as part of this utility room or separate. But if you already plan a table for 10 people (we do too! We like guests!), then it will definitely be used. Have fun to the homeowner who then has to fetch every bottle of beer from the basement... Or especially with children: how often do you have to quickly grab the vacuum cleaner? For that, the housewife/mother/house owner/father then always has to rush to the basement quickly. Well, in this way, you can create an automatic fitness program. Perhaps that’s the idea? Or is there a central vacuum system in the house? Mops and all other cleaning stuff will still end up in the basement, though. For me personally, that would be too impractical.

I think the shower works size-wise. The entry is sideways, that's different than if it were open forward. Placing the bathtub like this is a matter of taste, I see it differently too, but if someone likes it... there is space, but stylish would be different. Anyway, it has to please the builders. I, as someone who likes to use the bathroom at night, would strictly oppose having to walk that far and through two doors to get to the toilet. But again, the will is the kingdom of heaven. The dressing room is really poorly planned: lots of space for little usable shelf area. The linear meters of cupboards wouldn't be enough for us. And again, no storage space upstairs, even though the house has so many square meters. If I still assume that all cleaning supplies will be stored in the basement, it makes me sick. The cleaning lady should definitely receive a hardship allowance... (those who can afford to build such a house in the Munich commuter belt certainly have a cleaning lady).

I can roughly calculate what the house costs and have to honestly say: for that money, it could have been planned better. My opinion. I hope the family will love their house anyway, because it is definitely too late for improvements now. That’s why I also suspect that the only thing intended here was to get a pat on the back; from me, there won’t be one.

Since you are the second person besides the OP to mention the note about the shower ... it's not about walkability, but about splash water. 1.2m simply isn't enough to keep splash water only in the shower. We currently have 1.5m depth and water splashes out. For those who have the choice in a new build, I recommend this as a minimum size and would rather advise 2m.

But it mainly splashes forward and not to the sides, so I think it will work.

A few splashes at the entry would be okay for me.
