Well, then I won’t hold back on criticism and will start at the ground floor entrance, which is too narrow. There is no space for a coat rack and shoes in the hallway, but with 4 residents, there is quite a bit of that, and guests will want to come as well. So, you could move the door to the kitchen so that a (built-in) cupboard can be placed there, but the kitchen also leaves something to be desired. At least there should be a window in front of the sink; natural light, very important, is missing throughout the whole house. Then I wonder if there is enough kitchen furniture for 4 people (we have planned more... for 2 people... and have 3 meters of shelf space in the freezer room for cupboards for all the appliances, an additional fridge, and supplies). The stove needs counter space on both sides for pots and the like. Plan the kitchen island at least 150cm wide, otherwise it’s very skimpy. With the 17sqm, more can be done in my opinion. I don’t know how a heat pump is constructed, but if it is a box, then your freezer room is not walk-in. There probably isn’t a controlled residential ventilation system? You also don’t seem to plan for an electrical cabinet? An electrician needs 150cm clearance in front of the electrical cabinet (I read somewhere that a freezer room must be at least 180 x 220cm in size?). Where will the laundry be dried? So, the essentials are very minimal and almost unusable for you, but the living area is planned very generously. Upstairs, the hallway is very dark. What knee wall height do you have? Ours is 130cm and we already know that we will push the bed forward so that we can also sit up in bed. The wall in the bedroom is necessary for the TV, but somehow still disturbing???! And I see a width of 270 cm. Where will all your winter clothes, change of duvets, scarves, etc., go? How do you get out of the bed? It should be at least 310 cm for a proper wardrobe and easy access to the bed. The bathroom should also be planned properly from the start. The passage between shower and tub looks too narrow to me, and the toilet is centered on the 2-meter line -> so it needs to be moved. Will you always keep the bathroom window covered with a curtain? I don’t understand these floor-to-ceiling windows in the bathroom... Also, these windows let in less light than if you take a wide one with a sill (<- children’s room). When I imagine the house from outside, it seems somewhat “soulless” to me because windows are missing. Windows are always the eyes of a house and should also contribute to the aesthetics. I would extend the kitchen island to 2 meters and position it crosswise so you can sit by the window and look out while cooking. Also, move the stairs toward the kitchen so that the entrance and bedroom upstairs become more comfortable. The living room can also be smaller, but I don’t know if this wall can be moved since it is load-bearing. The freezer room must definitely be bigger! The biggest problem I see is the lack of storage and work surfaces. Doesn’t the construction company have an architect to point these things out to you?
