Yes, the driving around besides the commute... hobby, children, doctors, supermarket.
However, I would put the thought of where friends live on hold. Priorities change quickly, and family and house/garden take on a completely different importance than friends, who at some point also focus on family.

Did some more research and the last two construction areas before that were apparently tendered in 2019. As far as I remember, absolutely everyone wanted to build back then.

Regarding the savings on travel costs, maybe you’re just making it look better than it is, or can’t you also ride a bike from the private property? I live in a city and it takes me 30 minutes by car and 25 minutes by bike to get to work. Generally, you’re usually faster by bike in the city. And whether I ride my bike for 10 or 25 minutes doesn’t really matter. Since we moved into the house, my route is 15 minutes longer, but it really doesn’t bother me. No one can really answer all of this for you, but which property do you find nicer? A new development can also be very annoying when everyone around is building and you have to agree on hedges, fences, etc. Also, all the neighbors will really chat your ear off, which is logical and normal, but that can get really exhausting sometimes. It can take a full 5 years before everything is finished and you have peace on your property. I’d probably base it on the shape/size of the property, price, and the development plan. And don’t forget that you could end up with no property at all if things don’t work out with the municipality. I don’t know how complicated it is for you, but around here the search can easily take years.

Both are rural, no real town. By bike, it would take me 1.5 hours. 23km distance. :D The private property is nice and flat and located in a dead-end street on the edge of town, so hardly any traffic or other noise. The plots in the construction area are not finished yet; so far only the parcel layout exists in the Bayernatlas.

Why do you need so long? If it is rural and flat, you should be able to manage an average speed of 23 km/h. Especially with a pedelec. I need 1.25 hours to cross Berlin through city traffic for 20 km, with constant stop & go at the traffic lights. Without a pedelec. In any case, you save yourself the gym...

That was just the time Google Maps gave me. But I don't actually plan to bike 2 hours a day. From the community property, it would be 27 minutes one way according to Google.
