The marked line is 11.5m long and has a height difference of 1.3m. Unfortunately, more than I thought. The other line has 0.0m difference.

The slope is not that steep. The border in the SE does have a retaining wall. The geoportal does not take any modeling into account.

Sorry, I had to rotate it a bit. So north is not at the top of the plan. However, I also find the slope a bit too steep and the property entrance somewhat too narrow. Although, is it actually over 3 meters... according to my information just under 3.50?

I agree with you. I never wanted to live next to a kindergarten and have already not bought houses because of nearby playgrounds, and now there were only 2 next to us that have become 5 in recent years, with trampolines and climbing frames it will gladly be 10. I could have moved right next to the KIGA. There is no vegetation, construction noise for 5 years. I would clearly prefer an older residential area.

Yes, that sounds a bit like bad luck. But that is not our biggest problem right now, whether there are more or fewer children nearby.

I did some more calculations regarding the private property.
The commute to me is 24km, 23 minutes. To my wife, it's 22-25 minutes (varies), 32km, half on the highway. I think 64km a day is already a lot. Together, this results in additional costs of about €200+/month, and with inflation, over 30 years that quickly adds up to around €100,000 in extra costs. Compared to a 15km commute.
We are seriously considering canceling completely and looking for something closer with municipalities and portals instead. An extra €200 per month on the loan is a lot, that's more than 10%. And the costs keep increasing. The plot is nice though, on a nice street and we would have it secured. It's a real struggle right now.

You can't offset a house and its location with money (are tax-deductible expenses considered?). Quality of life is sometimes priceless. Better to live great and drive a bit (I need 1.5 hours for 42km when I occasionally go to the office) than the other way around. Calculate the extra costs for the house compared to the apartment. Would you therefore rather stay renting?
