The point systems that I got to know from acquaintances actually always looked like this:

Married - 1 point
Child? - 2 points
2 children? - 5 points
5 years living in the community - 20 points
10 years living in the community - 50 points

That may have changed due to the interest rate situation, hard to judge, you don't even know what cost framework per m² you are dealing with in your region.
3 or 4 years ago one could still say with a clear conscience... don't worry, you have no chance anyway....

By now it may look different... no one can tell you.
In principle, I am also a big fan of living "close to the employer." It is simply 5-10 hours per person per week that you waste senselessly with commuting...

Well, as far as I understand, the property is not advertised. So the question would be how the contact between OP and seller came about, that the OP apparently has been offered it exclusively now. And if the seller is not in a hurry to sell, what would change for him if he waits a few more months with the sale? Even if the OP then cancels later, I assume that there will still be enough interested parties for the property. If the seller wants to sell quickly, of course, it looks different again. But as always: only talking people can be helped. And if the seller says he doesn’t want to wait, then the OP can still consider whether he would rather take the secure property directly or take the risk of ending up with nothing afterward.

The seller had a field that was converted into a dead-end street with 10 plots about 1-2 years ago. As far as I know, it was briefly registered with the municipality, but the sale was done privately. There is also no building obligation. Our friend built there and moved in last year. 2 more plots have also been built on so far. 1-2 more have been sold and a few are currently not for sale. No idea what he intends to do with it. 2 remain, and we thought we were interested in the smaller one for cost reasons. ~600sqm and ~800sqm. At the beginning of the year, when we reached out, he said he couldn’t sell because of trouble with the tax office and we should contact him again in December. Now he called saying he got the green light to sell. A colleague happened to get a plot from the municipality in this town a few years ago at the old price because it was a return from about 20 years ago or so. With a child bonus of €65/sqm. We were told it will be more expensive than from our friend but still reasonable, I guess €135 or €140/sqm.

The price in the surrounding area of our work is more around €200/sqm from municipalities, I estimate, maybe a bit cheaper. The extra cost would, however, be worth it for the commute many times over.

Well, what can we advise you? We don’t have a crystal ball either! I would be more interested in things like where the children’s school is, where they can practice hobbies, etc. What’s the use of living near the workplace if you then have to drive them around?!

Everyone here has different priorities and you have to follow yours.

Children will not come. Let's see how the seller is on Saturday. Difficult to get information. The municipality only said that not all plots were sold at that time, but recently there have always been several applicants per plot. Recently could also mean the last 10 years. The man on the phone was already somewhat older. The first part of the development area was probably allocated in 2022 or early 2023, but I also can't find any information on that. Maybe I'll call again and ask specifically about it.
