Opinions on our basic floor plan design wanted

yes I agree with you that a play corridor is usually overestimated but our children already have such a play area in the current apartment and it is highly frequented! and it is also supposed to be designed as a second living room.... so it definitely makes sense for our situation.

The windows at a parapet height of 130cm is an interesting point, well the children's rooms each still have a floor-to-ceiling window.... I thought that would be enough.... hmm we'll see, I myself am just not a fan of randomly mixed window dimensions.... it should somehow be seamless, and I still (and had) struggle with that. So I have no problem if the teenagers later have to go through the bedroom to dispose of their laundry, and actually the collection point with the laundry basket in the bathroom has become established with us..... the utility room is therefore somewhat larger because we dry a lot on the line and only have towels or bed linen in the dryer. The utility room is a little larger than our current laundry room because my wife also wants to set up her sewing corner there.

And what about the staircase? Somewhere I read something about 14 R and 270 mm T ... That would be quite a big rise.

Oh, I think we are misunderstanding each other about the plan.....so the start of the staircase is on the right, the staircase is open on all sides and there is no wall projecting 60 cm. The office is at the top left, the living room at the bottom left, the dining room in the middle at the bottom, and the kitchen at the bottom right.....when you enter the front door, you can see straight over the staircase towards the dining table and living room and out into the garden.....

The stairs have a rise of 19 and a tread of 270.... this stupid program set the 14R x 270 right at the beginning and later changes are not displayed in writing. That's why there are such strange dimensions too, when I set something and change it again the dimension remains. Annoying, but I can live with it. I know my measurements anyway....

I would reconsider the play corridor as well. If the kids are still small, they are anyway supervised in the living room. Then there may be a phase, maybe 5-7 years long, where a shared play corridor is "in." Afterwards, until they move out, their own room is the favorite place, this phase lasts again 8 or more years. Unfortunately, it may never end. I would therefore rather allocate the area of the play corridor to the children's rooms. They simply benefit from it longer there. Of course, in their teenage years, they could also build "their" seating area there, but that usually only helps one at a time. Moreover, the parents also have to pass through there to get to the private area, and downstairs towards the living room it is also open and thus indiscreet and not private for everyone.

Ok, I agree with you about the playroom, but as I said, it is also a second living room and maybe at some point a third child will come along, then we just need to put up a wall and that's it.....or my wife wants to set up her sewing machine storage there.....so I don't find the room pointless now. Do you think the size of the children's rooms is too small? 13.5m2 should be enough, right?
