I would have combined the bathroom with the mini hose toilet on the upper floor as well. It is new at 4 years old, but the wall will not be torn down later. It is also more comfortable. Children need help on the toilet at the beginning, and you should be able to turn around there. I don't like the parent area on the upper floor. Wardrobe, sleeping, and bathroom belong together. I would replan that. Children's room 3 = bedroom, bedroom = dressing room, bathroom with bathtub. Such a big house and no bathtub. The 3rd children's room is actually not needed as a children's room. I would consider whether to replace the windows now depending on the age. Plan the stairs from the terrace to the garden.

Interesting idea - thank you! Difficult question since we don't even have a child yet. Maybe it won't work out and there won't be a child at all. Maybe there will be four children ... you never know. Our wish is for three children and we are now simply assuming that boldly as we start the renovation.

My girlfriend would very much like direct access to the "own" bathroom from the master bedroom. To keep effort and costs within limits, the combination of bedroom and bathroom is suitable there, since there is currently a kitchen. Closet over the hallway is not perfect, but then the bathrobe will get plenty of use.

You are of course right about tearing down the wall. We'll reconsider that. But it simply hurts in the heart if you don't want to throw money out the window.

There is a bathtub in the upstairs bathroom on the "back" wall crosswise. It would indeed be a shame to have no tub and children.

I basically like the idea of using children's room 3 as the bedroom. You mean the bedroom then as a dressing room and bathroom behind it?

The question remains where to put the third children's room if everything works out and there are three children? In the 12 sqm room? Somehow also not great if the other two rooms are about 20 sqm.

The windows are double-glazed and filled with gas. The frames are fine. We'll save the money for now.

2:1 independent of each other. I would say the OP is overruled. :)

Then use the wardrobe room as a buffer. If there is a third child after all, it will become the baby-toddler room and later the small room will be swapped with the guest room downstairs. I would really plan a nice master suite out of children's room 3, bedroom and bathroom. You don't always want to have to go to the bathrobe after showering just to get a new shirt.

I would take another look at the windows. No idea how extensive the hallway damage is if the windows are replaced. The window reveal will probably need to be replastered and painted. Not that everything is new and then the windows still need to be replaced. I would also check how tight they still are and how well they close.
