Windows from 1998 already have thermal insulation glazing and a Uw value of about 1.5 W/m²K – I would leave those in if the fittings are still in good condition. Possibly renew the sash seals. I would rather look into adding a few more windows on the south side. As the place is standing now, the living area gets very dark, especially in the afternoon.

Are you now planning 200k€ for new electrical systems, water/sewage, roof, and some walls/masonry work as DIY? I wouldn’t even know where to sink that much money into materials.

Correct – that’s how a professional also explained it to me. I have factored in a "window maintenance." I still have to look up and upload the site plan of the property. The south side has so few windows because the distance to the neighboring house is barely 2 meters. Not much light comes in there anyway, and the issue of fire protection must also be considered here.

There are still a few more items in the calculation. I will upload my cost calculation in the next few days – we are still working intensively on it.

So, we have taken your suggestions on board and revised our upper floor again. The idea of the baby room and (if necessary) moving the guest room into the baby room in a few years was well received.

In total, we now have 285 sqm of living space. Yes, it is a lot, but for the planned 5 residents (luxuriously) it is okay, isn't it?

Furthermore, I found a representation of the terrace / balcony for clarification – it was not implemented 100% like this, but you can better imagine it. In the basement & ground floor there is one room each and on the upper floor a terrace / balcony.

Ok, now I get it. So it's more of a rooftop terrace. I really think the parents' area is way better now! I would still consider, even if the bathroom is relatively new, whether to merge the narrow toilet into the kids' bathroom. If that was only 4 years ago, maybe you can still get the same tiles and don’t have to redo everything? A short wall by the tub can stay as a privacy screen for the toilet. The door to the bathroom can be bricked up and just keep the toilet door, then it’s a nice bathroom. Now there are only two narrow rooms. I also once lived in an old house like that and the toilet/bathroom solution was similar. That always annoyed me because you had two rooms where you just felt cramped. However, I was renting back then (and wouldn’t have invested in a renovation) and secondly, the tub was on the wall between the two narrow rooms, so it wouldn’t have been as easy as here. But at the time, that was apparently "la dernier cri" to do it that way.

Yes, we all have to agree with you. We couldn't really come up with any strong arguments against it yesterday either. It all "makes sense" that way.

True, true, and true. We'll rethink it and take another look at it calmly.

Is the parents' bathroom already finished? Or is it being renovated as well? If so, I would widen it and move the door.
