Here it is also currently being updated. It simply wasn't done for years. I didn't care since it was a new build anyway. I also knew the gentlemen from the measuring. For us, it wasn't that cheap. Mine was just over 1000€.

No, this is something very official from the cadastral office. The neighbor only told us that after the surveying, he received a fee notice for around 100€. That had annoyed him a lot, since the notification for the appointment also came out of the blue.

But the neighbor can take a look at his fee notice to find out which activity was actually billed. That will make you both wiser about what was done and why.

I want to emphasize again that surveyors have the right to enter properties at any time to perform their duties. I think it’s great that they inform you beforehand and that there is even a digital feedback option.

From personal experience, I can also say that there are cost advantages if the surveyor handles multiple adjacent buildings/properties. That’s also in your interest.

A German authority is required to appoint a legal representative and to have a serviceable address within the country, and to observe freedom of information laws. You can file a supervisory complaint against the head of the authority if you remain unanswered on written requests for information. No German authority is granted the right to be rude on the phone.

That remains the case, the garage does not suddenly become an illegal building. Being permit-free does not automatically mean registration-free, and public order has an interest in knowing the degree of sealing of your property.

Thank you, that reassures me for now. However, I am expecting significant additional costs for surveying the garage, as it has not yet been measured. Unfortunately, that’s probably how it is. Do you happen to know how it is with a pool? Does it also have to be surveyed? It is 3x7 m and recessed. Regarding the contact person, I will try to get someone from the cadastral office on the line.

Today a short update:

I wasn't able to reach the responsible clerk, but I did get in touch with a colleague at the land registry office. It indeed seems that based on aerial photographs, it was determined that besides the already marked garage, there is another building. Our metal garage! This must also be recorded. Typical German thoroughness ;) .

The costs depend on the year of construction. The older, the cheaper. We can expect 300-400€. That's quite something! An inground pool is excluded; it really only concerns buildings. It also doesn't matter whether a permit exists or if the construction is permit-free.

By the way, several other homeowners in our area are also affected.
