I do not do this without a fee, as it is qualified and not a private opinion. However, the tips I give here in the open consultation already get you quite far within this framework.

Until the sound barrier wall is installed, the properties will also still be cleared, which will accordingly increase the noise.

I would first transfer a house and garage or CP in the desired size into the plan. Then you can better see what impact the conditions of the development plan have. The setback areas are 3 m according to the plan. There are no markings for garages. What does the development plan say about this? But there are often trees or parking spaces that need to be considered. For example, I would like to have the street either to the north or to the east.

What is your budget for the plot?

This is a valuable hint. Possibly marked trees at the roadside (and more rarely also streetlights) are not decoration for the plan drawing, but serious strokes of genius. Special building windows Ga/Cp are rather the exception. But please don’t, I just said yesterday:

Please do not ignore the context. My point was that one should not choose the desired plot solely based on noise aspects. You can get used to noise. Or it is the wrong development area. It seems more important to me, for example, whether a garage, if desired, can only be realized in the south. I have always also checked the buildability in advance.

This is like comparing apples and oranges. I would also roughly transfer everything to scale and sketch possible standard sizes of carport and house. Of course, you can badmouth everything: noise, intersections, corner plots, shading trees, existing parking spaces and playground. But almost everything has pros and cons. The "noise" from the federal road will probably be bearable and, as described above, perceived more like (sea) noise. Personally, I prefer to keep my options open and be flexible. Also financially. What use is the best south orientation if later the money for building the terrace or roofing is missing? Even in the prefab house segment, there is always a form that somehow matches the wishes of the builder and, for example, east orientation. So if you have already determined for yourselves that the smaller plots, because they are cheaper, fit better into the planning, then orient yourselves accordingly. Cross out the more expensive plots, just like you leave expensive designer stores aside or set the filter accordingly when online shopping, and draw possible plans as suggests. Don’t fixate on an exact shape like the standard villa 10 x 10. If you fixate too much, in the end you have hardly any room for maneuver.
