The garage is actually the very first staging post. In this dimension ([double garage with storage room behind = 3 single garages]) I have offers starting at 30,000 euros. I only still dream that the garage roof could be used as an outdoor balcony, as the sunset happens there and you have a wonderful view towards the NW from there. But is that worth 30,000 euros? And access there is of course difficult with the knee wall. I could also imagine having a parking space in front of the house towards the street, that is dead space anyway that is not used.

Going up to the roof for the sunset is a nice idea. That calls for a neighborly agreed guerrilla solution made of wood with access from the garden. "High terrace underneath into which a lockable room fits by chance" or something like that.

I would be interested in the positioning on the plot. How much space is there between the terrace and the fence in the south? Are there any plot dimensions?
As drawn, the staircase is still too short, but the door to the study can still be relocated.

I would leave out the door between the pantry and the utility room.
Many doors open the wrong way. Please furnish the bedroom. The 3.42m width is just about the minimum to walk comfortably on both sides.
The windows are partially arranged catastrophically – both for the exterior view and for the placement of wardrobes.
Maybe the children's room would be better in the south – as already mentioned.

A wardrobe placement is missing. Maybe something like here:

Otherwise, good standard, I would say.

Roughly speaking: square 25m x 25m
I have attached the exact measurements again as a graphic.
With 6m courtyard width and 11m house width, there are 8m left from the house wall to the fence (25-6-11).


Exactly, the door would then move towards the courtyard if needed.

I’m already considering whether just a passageway would be enough.


Door swings and windows will be optimized and updated with a new sketch. The same applies to the swapped children’s room.
I don’t understand the second sentence. What is meant by minimum for walking?


Good idea, I will try to plan that as well as all other suggestions.

I assume that a knee wall is meant here – then there is a flaw in this reasoning: with a 160 knee wall you can easily place windows (for lighting purposes) well into the eaves-side walls; I just find a beam in the view at this height not nice when it comes to the outlook. At this scale, however, it already starts to shift, feeling like going from "high walls" to "cut off at the top." The popularity of knee walls around 120/125 cm does not seem to me to be coincidental.

I assume that the bed is supposed to be against the top wall in the bedroom according to the plan. Then you would only have 3.42m for the bed including the walking space next to it. With a 2m wide bed, that means about 70cm on each side. That is quite little.
