I would also prefer to build bigger above ground and without a basement. However, this is not practical on 400 sqm plots. I can understand the desire for storage space and a utility room or hobby room, etc. Houses of 130-150 sqm with 2E2K without a basement or additional storage areas are simply very well utilized. Children just have so much stuff.

If someone gifted me an 800 sqm plot, I would do that too, but nowadays I don't see any plot over 600 sqm in all the new development areas. If you want to have a family of 4 or more and also like to keep things sometimes, a basement is just cool.

With us live 5 people in 150sqm, with a crawl space where you can lie on the floor and reach under with a long arm to fit 5 bottles of wine.
The 150sqm also includes an office.

You can also just live normally, you don’t need huge amounts of great storage space or a great cellar.

This forum is just above average in terms of wealth. But that is not “normal.”

That's true, in our rural pre-Alpine area, plots in new development areas were still up to 850 m² ten years ago, today rather up to 600 m², but the price per m² is now twice as high as it was ten years ago...

There are also people who live with 4 children in 80sqm without a balcony or terrace.

It’s of course always difficult to put the whole thing into perspective. But if you asked the family if they would like more storage space, they would certainly say “yes.” That’s basically what I wanted to point out.

It may be that you can live differently – but I don’t think those are the single-family home builders here in the forum.

That's why so many build city villas with a 15-degree tent roof, so they have no reserves ;)
