New construction 2025/26 in BW - feasible with 950k all-in?

Yes BW - south of Tübingen - so definitely more rural with the price per sqm of 165€ back then - currently also 200€

It's always also a question whether you need 1m L-walls over the entire "length"... We also thought at the beginning that we had a completely flat plot (it’s extremely deceptive...) and then found out that we had to retain some parts with walls and L-walls up to 1 meter high. It’s the quantity that matters... If you retain 20 meters with 1m L-walls, it gets expensive...

Yes. But you have to keep in mind what kind of effort that is and accordingly expensive. The 35,000 EUR for the outdoor area are a better down payment to the garden landscaper. 35,000 EUR is a budget for a, admittedly quite lavish, outdoor area mostly done by yourself, where you only call in the excavator for the rough earthworks in the double-digit cubic meter range.

Because honestly... you don’t want to look at 1m L-shaped stones for your whole life, do you? Something nicer has to be made... but it also costs three to five times as much.

I find the price quite realistic.

Last year we had our outdoor area done by a regional garden landscaper (4 employees in total, therefore a small company). We ended up at 42k for a 550sqm plot. In total 100 linear meters of raised edge stones installed. A 15-meter-long beautiful natural stone wall (maximum height only 1 meter, it was flattened). Over 10 meters of L-stones. Terrace + courtyard completely done, WPC privacy screen (material only), complete paths around the house...

So yes, basically we only laid the lawn and beds ourselves, the rest was done completely.

The difference in height ultimately makes the outdoor area expensive. With a 1 meter partial height difference, the price is still manageable... You can also do proper sloping at a corresponding angle.

Then that was a pretty good price, but still 7k above what was estimated here... and without a carport. In my opinion, the outdoor facilities are always significantly underestimated. That’s why most people end up with that ugly double rod mesh as a fence, L-stones, and 250m² of lawn... because there simply wasn’t enough money for a really beautiful, creative garden design that adapts to the terrain... or the willingness to build it themselves...
