Sure, certainly everyone has different priorities – but I think if you afford a house, you surely also want a certain standard – that’s why I mean: You can definitely do without a lot, which ultimately comes close to a normal rental apartment. I’m not talking about savings like gold-plated faucets or similar.

Like with an expensive car – I don’t go for the basic model, because I expect a lot from an expensive car. In my opinion, such a buyer also has certain demands – similar to a homebuilder.

But if I want to build a house and can’t even compare it to a normal rental apartment, I don’t know if building a house is the right decision.

Just if I have bigger guests at home, I wouldn’t want everyone to just walk into my relatively private bathroom... As I said, even in a regular rental apartment there’s a guest toilet.

But apparently opinions differ here extremely.

I wouldn't skimp on the second WC either. Whether it has to be a full bathroom with a shower is something to consider. Although we built inexpensively, we were persuaded at the time to include a shower in the guest bathroom. It was used only twice in over 10 years. Completely unnecessary by today's standards. If money is tight, you can also install a basic 08/15 sink for €50 in the guest bathroom instead of the washbasin for €1000. You can always change that later. Everyone complains about the high construction costs compared to past decades, but personal standards have clearly risen as well.

A bathroom is fine. But a guest toilet (just toilet + sink) has been standard for decades and is another thing for an upgrade or similar. Just the "problem" that guests actually have to go upstairs in a normal house to use the family bathroom to pee. Not to mention the topic of the "value" of the property. Without a guest toilet, you already get deductions (from the appraiser and when selling later).

When I sometimes see how the houses are furnished. Here you have to say very clearly: extremely great saving potential!

Washbasins, furniture, furnishings like mirrors, lamps, etc. That is sometimes really extreme and you can get all that today for relatively little money.

I have experienced: The cheaper the "raw product" of the house, the more expensive the furnishing (exaggeratedly said). In my opinion, the wrong area is being saved on.

Among our 110 houses in the new development area, there are 5 houses (including us) with a central ventilation system and probably only a few more with a garage/cellar/parking space. Everyone complains afterwards about the "poor planning," but they have the 20k stove in the living room that overheats the place to 30°C. fitting with the designer dining table for 3,000€.

I mean, in addition to 2 bathrooms, an extra guest toilet is certainly nice, but maybe not absolutely necessary for everyone. I just want to say, everyone should question for themselves what is a must and what is not. In the interview with the IW that I mentioned, it also dealt with legal parking space regulations, which might, however, be out of touch with today's demand.

How do you now come to 2 bathrooms PLUS a guest WC? There was only talk of one bathroom in the entire house.
