That's a great plan. Regarding the household budget book, also a very good idea. If you have saved and use the 300,000 € as equity, I would already start looking around to see if there are good offers/new development areas. That way you get a 600k house for just under 1,200 € monthly rate. Rental apartments are not much cheaper, and with 4,500 € net income, that is very manageable.

Maybe you should also look north of Stuttgart and LB/HN, north of the Neckar. Prices drop rapidly there (also South Hesse north of the Neckar). It’s not that far away either, and a large district town in Germany (there are several there) nowadays offers practically all the infrastructure you need. If you actually visit opera houses, certain museums, or selected cultural places regularly, that might be suitable, but for the usual or your mentioned needs, proximity to a city with 30,000 inhabitants is enough. Use the coming spring for such excursions; it can be fun and inspiring because suddenly you recognize completely different possibilities.

How is that supposed to work? €600,000 for €1,200 or do you mean €2,100? Even that is tight.

600k minus 300k equity = about 1,250€/month installment

I was still assuming the 1 million.. but aside from that, there is nothing for 600k in Stuttgart that the guy would want, especially not without a commute.
