Mold on wood/ shell construction, is it possible to deduct the advance payment invoice?

Yes, I also think that it is just flight mold. Most likely because the house has been closed with foil for weeks and has heavily sweated from the inside. I will consult experts as there are other questions, also from my neighbors who are building at the same time. I will report as soon as I know something. Maybe later on there will be someone else who has experienced the same as me.

It almost seems pointless to answer this, since you have not yet heeded the recommendations regarding water ingress in the basement from the aforementioned link.

One more word about the payment plan, even though it is not the primary subject of discussion. The real estate agent and developer regulation speaks of 7 payment steps; that is correct. However, it is also true that your percentage breakdown does not exactly reflect the most builder-friendly solution; the developer has "his ducks in a row" with this model, while the subsequent trades may be left out in the cold in case of doubt.

Whether a retention is possible in this context, I cannot answer because I do not know your contract for work and services. Quite certainly, as a construction layman, which you undoubtedly are, you should not leave yourself in the hands of a third party "for better or worse," but rather involve professional construction supervision. He will also tell you whether it is airborne mold – which, by the way, is not as harmless as you seem to assume, since the spores spread through the air – or something else; if necessary, enter into further negotiations with your developer to have it remedied.

Finally make sure your place can dry out. Sealing it with foil is botched. This won't get better like that. Get an expert who can assess your house. Or someone who knows about mold.

Pumped or vacuumed out the water over the weekend and the basement has been completely dry since today. Although the walls must still be damp. The window foil has not been sweating for some time now because a window and the doors have been open for 3 weeks. I will turn to a professional as already mentioned. @Bauexperte I followed the advice from the old thread. No reason to bring heat in here.

So I consider it to be quite normal surface mold as found on almost every second construction site. (I work as an electrician). I would primarily contact your construction manager (not by email! Call and make an appointment) as most issues can be resolved this way, because every expert wants to get paid.

Thanks for your contribution. That reassures me a bit. I reported it to the architect today. By email. In my opinion, something like this should always be documented with pictures. I think he will get back to me this week. I don’t want to pressure him too much now. I’m also waiting a bit longer for the expert... My neighbor (semi-detached house) reported it in writing on Saturday.

There will be drafts for the next 5 weeks since the windows will only be installed then.
