I would always recommend an expert. Because if you invest 460,000 euros, the cost of the expert does not really matter anymore. Let's move on to the retention. If you want to withhold money, you should first write a defect notice. The defect should be documented as precisely as possible. The expert is helpful and useful for this. Photos alone are not sufficient as evidence in a later dispute.

Mold can therefore only grow on materials that have increased moisture. Moisture can be caused by penetrating water or by condensation on cold exterior wall areas. The uninsulated wooden lid/hatch above the staircase is the area where condensation forms and it consists of organic components. Got a reply today that it's just mold stains and they will be removed in the next few days. I don't have the heating on yet because none is installed yet. So it all seems harmless...
