Is the financing for the house calculated well enough?

so hello

you won’t get 1% repayment anywhere... they all want 2% and some even 3%... which is actually quite good....

I believe there are many in a similar situation, but no one builds like you... so it’s impossible to make any comparison....

of course you can build for €1100 monthly....

for that money today you get between 300K-350K depending on the total cost breakdown....

do you have one as a picture? then it could be better evaluated...

You normally don't do 1%... or rather, you practically don't get that either.

With the 300K you are already doing well.
As I said, 170K is through building savings financing with around 2% repayment.
100K is KFW with 1.5% interest and 2.7% repayment. And the rest is a normal flex loan also with 2% repayment.
That adds up to about 1160 euros.

Building savings with possible ST up to 7500 per year.
And flex loan ST up to 5000 per year.

As I said, household net income is a little over 3900. With 1 child in a few years Theo. Just under 3600. Unless by then I’ve been upgraded again, which I’m cautiously not counting on. But then that would also be with 1 child and partner at 60% with just under 4K income.

Do you already have the financing in place and signed?

Because how old are you? Do you have to do the Bausparer (interest rate risk protection)? ... it's just not cheap...
100k KFW then you have done the KFW153 program and KFW124 or only 153?
because if you have 30-40k and also own contribution ... then you are at 80% financing and the banks usually want the Bausparer only from 90%
