Is the cost breakdown for a single-family house plausible?

If I had asked in the forum here beforehand, I would probably have been predicted:

140sqm x €2,000 = €280,000
+ 20% ancillary construction costs = €56,000
+ buffer €30,000
+ outdoor facilities = €20,000
+ garage & carport = €20,000
+ land etc. pp.

Then I would have ended up somewhere between €400,000 and €500,000...I would have quickly discarded my building plans.

The cost estimate may be correct in itself...but specifically in Bavaria or elsewhere. Here in Brandenburg, I have simply paid half for everything. Of course, you are not allowed to mention that, because paying less = cheap. Or in other words, Dacia price...

But you can also look at it this way: the salaries here are completely different. They would probably just laugh about my salary in Bavaria (€2,000 net)...here I can live very well with it and don't have to watch every euro.

If you list your construction costs, you should maybe also come from the region or specify your building location. Otherwise, you only unsettle people.

But unfortunately, the profile is not visible on smaller devices.

Our house was also by far cheaper; the aim is to sensitize the OP.
If a user or OP turns their back on a house construction because of numbers from a forum that consists of builders from the entire region, I rather question their maturity.
I would compare the numbers and inquire sensitively in my region.

It always depends on the situation. I think the numbers are slightly overestimated.

Depending on the situation, €30-40k is enough for incidental construction costs. A buffer of €20k should suffice, and carport and outdoor facilities are somewhere around €30k together. However, with a masonry double garage, the €40k budget is easily exceeded.

So according to your calculation, it’s rather €35-40k less.

No matter how you calculate it, I am a firm believer in €2,000 per sqm of living space when building with an air-to-water heat pump, controlled residential ventilation, KfW55, etc.

But of course, it’s cheaper with gas, without ventilation system, and the 2016 energy saving ordinance if you build through a general contractor who does not deviate from the construction service description.

Yes, of course, you don’t necessarily get the prices for your own region here... with us, the €2,000/sqm is about right BUT including all incidental costs and buffer.
As a builder, you should also look around in your own region and maybe just visit houses built by the same contractor and talk to the people, etc. Regional building blogs can also help.
These here are rather average values. Whether your own region and your own standard for the equipment are rather above or below average, you have to assess yourself.

I quickly realized that the values here almost never correspond to reality. I believe most people here tend to overpay.

Let me break it down:

145 x 1600 = 232k KfW 70 without a basement with Zehnder ventilation system gas/solar, tiles downstairs, laminate upstairs, only floor-to-ceiling windows including floor slab and earthworks.
Buffer 20k
Kitchen 10k with Miele appliances.
Outdoor facilities: 13k 46m retaining walls + 45 sqm terrace + entrance podium + 16 sqm paved area garden shed
Land: 114k
Additional construction costs: 21k
Own work plastering and painting but that was outsourced and included in the buffer.

Built last year in the commuter belt of Frankfurt.
