It is (almost) entirely a matter of wishes, offers, and the time frame for realization. There are cost elements that cannot be directly influenced: - Building plot - Notary / fees etc. - Connection fees and advance payments to be made (especially water, wastewater, etc.). Then there are cost blocks that are strongly influenced by the property: - Access roads and drives - Slope Then the house itself: cost drivers are, besides the shell construction, the interior finishes: It has already been pointed out that a kitchen can range from about €5,000 to nearly €100,000. The same goes for flooring: here enormous price/cost differences are possible. Then, of course, the equipment wishes. Those who restrict themselves here can build significantly cheaper. In the garden, tens of thousands of euros can be "sunk": with fences, landscaping (such as terraces), terrain modeling, etc. Or significantly cheaper by adapting everything to the natural conditions. I personally find the values quite plausible (if all the connection fees actually come like that). However, overall I would consider it calculated too narrowly. I would casually add €20,000 as a reserve. I also find the kitchen budget extremely ambitious.

If no civil engineering work is included in the house price, you will hit a wall with that point.

If there is no basement, the following still has to be done.

- Excavator or earth removal. The depth is specified by the geotechnical report
- Compact earth with gravel. The effort and quality are specified by the geotechnical report
- Insulate the floor slab
- Store soil on the sides
- Transport excess soil to the landfill
- Deposit excess soil
- Drainage (i.e. inspection shafts, sewage connection, rainwater connection, multi-utility, possibly cistern (check your development plan), etc.)
- Possibly sheet piles

With poor soil/clay/rock etc., all this can cost you several tens of thousands of euros.

The calculated 4k€ is ridiculous.

We had also once written down 20k€ for outdoor facilities and said "Well, we'll do it later"... here I would rather take a factor of 2-3, depending on what you have planned. If you do not do painting and flooring work yourselves, then also increase it significantly depending on the requirements.

Connection of the pipes outside was taken over by the municipal utilities.

Electrical connection: 1,500 euros
Gas connection: 2,350 euros
Water connection: 2,140 euros

We buried the pipes for the rainwater drainage ourselves.

To be honest, this is not a competition for the lowest price here but for a realistic assessment of the civil engineering costs.

You can calmly also tell him what the rest that is not listed here cost and what it costs if done by others. Not everyone wants and can contribute their own labor here.

I can only agree with my predecessors regarding kitchen and floor work.

Of course, you can buy an Ikea kitchen for 5,000 EUR and the recipes work there too, okay for a rental apartment... In my opinion, the ratio of 250,000 EUR for the land to 7,000 EUR for the kitchen does not fit.

Is the land an exceptionally good deal? You could have so much more living comfort if your land cost were around 150,000 EUR (I don't know your area and the prices).

The earthworks for us (poor load-bearing soil, 3m slope, no basement) were 25,000 EUR. The additional costs for a stronger foundation slab due to poor load-bearing soil alone were 3,000 EUR (which were then added). The drainage around the house was also charged extra.
