Is the cost breakdown for a single-family house plausible?

250,000 euros for a plot of land

At these prices, I would have to earn double net for the same job.

In SH we are probably still doing well.

I paid 78,000 euros fully developed near the Baltic Sea. 905 m2.

You can also spend that much and more in SH.. But then you basically live in Hamburg.

So except for those who have calculated poorly and/or have poor construction execution, I don’t see any frustrated builders. All those who report negatively only speak up after the damage has been done.

The reason I personally build expensively is because of the slope, the basement, and the extras. That’s why I haven’t commented further apart from the foundation costs topic.

Besides, I don’t know anyone here who writes 2000 comments during the construction phase.

And honestly, if your money isn’t enough, then the carport, garage, or landscaping come later. You just have to be aware that such things can’t be paid for from your regular salary because the costs are too high. Once you’ve internalized that, you can continue calculating.

By the way, this is the motto of the day: :-p

If I hadn’t gone to the construction site last week in the morning, the geothermal exchanger would have remained buried in the ground without an opening upwards. Just a communication error between the shell builder and the plumbing contractor. So always keep your eyes open and don’t believe everything.

I just thought the same... I'm always shocked by these prices and we could never build there either... we pay 34€/sqm (the standard land value would be 36 but the owners are friends of ours...)

am I not allowed to be frustrated when additional costs only come up during the offer phase if you explicitly ask for them and when, already after buying the plot (from equity!), invoices from the municipality and the state treasury arrive that simply could not have been calculated to that extent before, when with every offer (soil investigation, etc.) the gross-net confusion is caused... verbally: "I'll do it for 1000," afterwards "of course there are still taxes on that, I told you so," etc. But hey, if you're relaxed about that... then um... you had enough buffer planned everywhere. So nothing different from what is recommended here.
