Is the cost breakdown for a single-family house plausible?

My structural builder would have constructed the shell with a basement without a geotechnical report. I didn’t want that and commissioned it. So there is a limit to everything. :-p

That can be understood to some extent, if a company says we build anyway for the worst case – better oversized and properly waterproofed even against pressing water. Then the survey is really a waste of money.

However, I get the impression that many companies try to save wherever possible and build as sparingly as possible. Additional effort only if absolutely necessary (soil survey) and of course only for an extra charge.

Nope, my shell builder had three houses in the new development area next door (100-300 m away) with soil surveys, all without any problems, and said our soil (Geest approx. 15 km from the North Sea) is some of the best there is for building. The engineer, who was mainly responsible for the planning of our new development area and is a neighbor of my parents, also said that a soil survey is unnecessary except for a corner lot. Soil drillings were carried out during the planning anyway. Our soil is even supposed to be better than the topsoil next door. So we saved the 1k then.

Well, I think the prices given are quite okay... The building permit will certainly cost only €1000 max. With a €250,000 city villa, there will definitely be very high standards and many extras included (good tiles, lots of electrical work). For us, in addition to the 30cm of soil excavation already included in the price, another 30cm has to be excavated and compacted... costs €3000 without disposal. Maybe the plot can be filled up a bit, etc. Painter and flooring are definitely not enough... expect around €15,000. May I ask where the plot is located? We also paid almost €400...
