One question just came to me:

What would you demand from the architect before deciding on him? What I have in mind is a construction cost plan so that it is clear that our ideas about the project and the costs align. Of course, the architect's fee should also be included in it. It should not be a detailed cost breakdown. I imagine 2-3 pages to get an impression.

What did you have on the table before agreeing and thus commissioning the first phases of service?

You can forget about a construction cost plan... that depends on a thousand things. The architect can give you at most a cost estimate per sqm. Add 300 EUR on top of that and then you have your budget.

My colleague received a 2-3 page cost estimate. That can’t be that much effort, right?

So far I have been given a price per sqm of 2000-2500 per sqm. Do you think that is realistic? If I take the average value, I get about €400k for 180 sqm. That would fit.

I received a complete list of trades with price estimates per trade. Before signing, but after the third planning round. So he knew quite precisely what we wanted.

If an architect or engineer sells themselves significantly under HOAI in the Stuttgart area, they are either not particularly good or not very smart, which is neither beneficial. Since the architect usually handles or at least supervises the TGA in a single-family house, you can also apply the full 400k as billable costs. In addition to the costs according to §35, there are also the structural engineering costs according to §52 and then all the incidental costs such as surveying, soil investigation, etc. All-in, for a house with few special features, about €85k would be appropriate according to the legislator. A general contractor hides about half of these costs in their prices, an architect might do it for 75%.
