We also decided on an architect after consulting with various construction companies. We commissioned him step by step for the individual phases. This way, we kept the option open to withdraw. Together we selected samples, so now the tender for the costs is pending. So far, we are very satisfied; he is very patient and also advises regarding costs. Soil surveys and measurements as well as the incurred connection costs from the utility providers are in addition to the fee borne by us.

Approximately 500k just for the construction of the building + garage. Certain things are not included in the calculation because they were handled personally as own work. Otherwise, it would be over 600k. These are things like KNX, air conditioning, fireplace, etc.

Edit: If the costs for the construction amount to 400k, then the costs are simply 400k

Sounds like a really good deal if the gentleman is in such demand. Maybe he should consider adjusting his fee.

Alright, then I should definitely stay well below 400k€, otherwise something doesn’t add up.

So your architect billed according to HOAI? Did he give you a flat-rate offer?
