Is it possible to determine the eligible costs based on a rough estimate?

We have agreed on a flat fee with our architect. 28k for LPH 1-9. Total costs including the fee are approximately 440k.

Then I will try something like that too. Seems to be common.

We had about 25k for the architect with billable costs of 230k. So the thing with the 10% is quite realistic. However, specialist planners for structural engineering, electrical, heating, heat verification were not included. But with smaller construction projects, the ratio is logically somewhat worse.

Thank you for your answers. That confirms my suspicion that the calculated €61k was set a bit too high. However, I will now simply make an inquiry with the architect to see if he can estimate his fee in advance. I just need that for the overall cost planning. And I find a difference of €20-30k quite significant; you can’t really plan that much buffer in every position.

I still lack the feeling of how high the eligible costs are at a total cost of €400k, since no detailed planning is available.

I would address him directly about whether there is a possibility to agree on a flat fee.
