Is house construction financing possible at all?

I can confirm. I had my apartment more or less as a first attempt listed on the big classifieds portal and received just as many responses within 30 minutes. I then immediately set it to inactive again. There was some junk among them, but overall 10 somewhat meaningful responses, who were already half undressed. Of those, I invited four for a viewing in the apartment, which is not yet completely cleared out. I can now choose between three very suitable couples if my acquaintance doesn't still agree. Half an hour online!

Oh, so now it's about rent for me, of course there are generally more interested parties than for purchase. Especially in Berlin. However, I am quite at the limit with the square meter rent. Didn't necessarily think it would be this easy. Well, the signature is not yet done. We'll see...

That also depends somewhat on the region. In places where the money is there, such worn-out properties are not quite as common. There, something is more likely to happen to and inside the house than in lower-income regions. If I compare the property listings in the hometown of our friends (the outskirts of Stuttgart) with those here in Northern Hesse/Hessian Siberia, the quality difference is like night and day. Fortunately, the prices are different too.

Hello, after the whole topic drifted into the pension and renting vs. owning debate, I of course withdrew here^^ In the meantime, we had a conversation at the bank. A new build is not affordable, but a property up to about 350k would be possible. Rate about 1700 euros. Alternatively, it can also be a property with 400k but then with a granny flat to rent out, etc. The bank advisor also recommended the ISB funding. Furthermore, he said he has never seen this current time in his 30 years of professional life: 1. Interest rates are rising very quickly. They expect them to go up to about 6% (just an assumption, of course). 2. Construction prices are continuing to rise or remain high 3. Existing properties are not losing value 4. Additional costs are very high He says we should save for another 2-3 years (save about 40-60k more) and then see further. It is not impossible but one has to be cautious, especially not to forget additional costs, especially with older existing properties, they could break your neck, etc.

This is probably not what you hoped to hear, but better to have a realistic assessment now, from which something can be made, even if not immediately.

Right now, it’s simply an extremely bad time overall, so waiting is not the worst thing, and if times change, you might then have better conditions.
