Is house construction financing possible at all?

So if I look at the real estate portals. Most of the old houses look pretty run-down. The heating is replaced when something is broken, but otherwise they exude the charm of the 70s and 80s. Or you can see that the next owner is already selling. Then at least parts have been renovated. From my point of view there are mainly two reasons. 1. You can’t. I once saw an old man crying in some handyman documentary weeks ago because a bill of 1,000 € came his way :( I found that really awful. 2. You don’t want to. Major renovations come with dirt and hassle and effort and the old existing things are still good and are used as long as they last.

Number 1 is certainly not desirable. We still know those times (not a house, but a necessary car). Somehow it works out anyway.

Number 2 is an individual decision. Actually, it is even very sustainable to use something as long as it lasts. The very old Golfs still on the road have a pretty small footprint on this world.

I would like to have a photovoltaic system, at least in the medium term when the gas heating gives out. At the moment, our electricity consumption is about 2500 kWh per year extrapolated. That’s not really worth it. Maybe a balcony power plant?

sustainable is good, I agree with you. Worn out with stained carpet flooring, not so much. At least it should be well maintained, I think :)

that's certainly true. We have neighbors diagonally opposite.... flat roof with tar paper, scaffolding permanently installed to constantly apply new tar. The house is quite overgrown including the front door and windows. They are from the 60s. Once they’re out of there, the wrecking ball is probably the only option left.

I see it exactly the same way. I'm saving without really saving :)

Although I claim that we also came out of our property sale with a good profit and that the purchase was worth it here. The money left over after deducting all the costs, interest, etc. at that time, I wouldn't have been able to save alongside the rent in about 6 years either.

Although this is certainly also due to selection. The good houses usually go to relatives or acquaintances beforehand. Someone knows someone who just needs a house. Or you have people like Kati who only advertise their house very discreetly. The bad houses, on the other hand, no one in the vicinity wants, so they end up on the portals. Even more... all the good houses that make it onto the portals are quickly gone again. The bad houses, however, often stay for months, now even more so.
