Is financing a new single-family house feasible?

I agree with you. Not everything is good, but efforts are being made. We also worked in shifts. We have to function at 100% even though we are dealing with COVID-19 absences just the same. Certainly, at least for us, there was no short-time work, unlike in the museum or [VHS], but in return, we had more than 100% work, and that is still the case. Staff was pulled everywhere for COVID contact tracing, now for the registration and care of refugees. All of this also falls on the municipalities, and there is no staff. Nobody wants to come either.

Well, there’s no chilling for me either. But regulated working hours and not always finishing work at 5/6 p.m. That doesn’t mean I have nothing to do. Rather a lot during regulated working hours. I’m also a lecturer on the side and prepare tax returns. Mostly in the evenings and sometimes on weekends.

I don't want to get involved in the single-family house financing discussion. But I know people in the [öD] who effectively work 1.5-2 hours a day and use the remaining 12 hours effectively for their private GbR, with which they make 150k+ a year. Maybe that's just a small town thing.

Well, there are black sheep everywhere. But I, too, in the public service have been working overtime for weeks. And it keeps increasing for me alone. And I don't have an A with two digits, I'm E9, at the same level for over 20 years, because it's the top level. Keep your eyes open when choosing a career :cool: … but I don't complain. I was also able to save up for a house. And that initially without a partner. By the way, interest rates were at 4.5 back then ;)

And that's what it comes down to! Everyone is the architect of their own fortune. I'm always being demonized, but we have people here who built their own 120m2 house in 2020 for 200k including land. Of course, they 1. built 80% themselves and didn't also choose a seamless epoxy-based design floor for 170€/m2 . The payments are only about 650 a month. Of course, that won't work in Munich city center now. But each individual has to find their own way according to their possibilities.

Here we are again at the question of whether you need the 160sqm including 2 children's rooms and double garage right away. For the first 10/15 years without or with one child, a townhouse is enough. Even if later you have to deal with property transfer tax etc. again – if that is what you can currently afford and only need, it’s a way to create ownership. I bought the townhouse used and modestly and renovated it. Bathroom only after two years. 100 sqm garden. Then I sold it for my current house. And that far from the real estate bubble: yesterday I saw a neighboring townhouse on Immonet for triple the price. Outrageous :cool:! But I’m not complaining. We are doing very well. If everything goes according to plan, we will be financially done in 6 years. Probably not with double garage and co. But you can live very well without a big car shelter. I wouldn’t even consider our house as standard or mid-range equipment. That’s already with bankers in the higher range…

I believe many just don’t achieve that because they choose shoes that are too big. They immediately start to chafe.
