Congratulations on the house and thank you for the feedback.

The forum can sometimes be overly cautious and almost arrogant, so you have to filter a bit for yourself what really applies to you (but I can also understand if the fun of exchange is sometimes lost because of that). Sometimes it can be helpful and you think to yourself "that's true, I hadn't thought of that," but sometimes you also come away thinking "I consider that exaggerated"...

It has nothing to do with fair or unfair when you warn someone, even if the danger cannot be assessed and can later be considered small. Instead, it is wicked to let someone walk into a sharp knife and say beforehand that it is surely blunt.

You would have preferred to hear the latter and would have considered it fair. People are just that different.

It would also be interesting for subsequent readers to know how much you actually financed in the end at what interest rate (it was originally planned to be €440,000 at a time when interest rates had just risen sharply) and how much you have actually spent in total. Because there were doubts both about the affordability of the installments and about the planned costs.
