Is financing a new single-family house feasible?

When we bought our house, we also added about 50sqm of paving and removed flower beds, etc. for that. We got the paving stones almost like new for free through classifieds and rented all the machines (mini excavator, trailer, stone saw, vibrating plate, etc.). In total, I didn’t spend more than 800€ on it. So it’s doable if you really! want to. Although for a plot half as large, we have now planned almost four times as much budget for the outdoor area, but that’s because my back isn’t the best anymore. Otherwise, we would do it the same way again. New build or not. The OP can only be encouraged and wished luck with the talks with the bank. If the family sticks together here, it will all work out. Consider where you might get some quick money if it gets tight! Basically an emergency fund that shouldn’t necessarily come from the bank. Even for us, 82k in additional costs have already come up due to the loss of subsidies and price increases. Nowadays, something like that should be covered if you even start such a project and it shouldn’t make you “waver.”

Hey sorry, but leave out the garage. You can also set up a garden house as a storage space for 500 euros. :rolleyes: Instead of blowing 32,000 euros on it when money is tight and barely covers the belly. (die Deutschen und ihre Garagen. Ich versteh es einfach nicht.)

That's exactly what I mean by "boundlessly naive."

As if the employer cares that the employee wants to build a house. Some people have unrealistic expectations. :rolleyes: In my opinion, everything was already said in #2. Addition: Starting young is okay, but at 28 years old, you don’t have to already be a homeowner. (Especially if money is tight anyway). I say… "Get pregnant first," put aside the additional costs you would have with the house for the next 3-5 years (calculated mortgage payment minus cold rent, plus expenses/costs, see #2), then see if it works out. If yes, you will have saved €85,000-100,000 in 5 years and the project can start. But since the planning is already finished and only the bank’s approval is missing, you want this and there is no “going back.”

I still find it crazy how you want to finance the amount with 4,500 net. Currently, with a 2% repayment, the monthly rate would be just under €1,700. We spend about €2,400 a month with one child, and I once roughly calculated that for a house purchase we would have about €700 in fixed costs (heating costs, insurance, etc.). If you have the same expenses, then you are €300 in the negative. No savings, no vacation... So I am really curious if the bank will give you the GO. We are currently looking as well and are already really worried with the current interest rates. We would probably get the loan, but the question is always at what price.

May I ask how you calculate your €700 per month? That’s €8,400 per year! Or are fixed costs included here that have nothing to do with the house itself? For example, occupational disability insurance, etc.? I roughly calculated it for myself and I think I came to less than €4,000.
