I haven’t read the whole thread, but I can give an example: In 2015, we looked at a prefab house and fell in love immediately. It fit the plot, we really liked the style and layout. The house was including the foundation slab, without painting and floors. The cost should have been about €225k at the end of 2015. We decided against it to wait and see if having children would work out.
At the beginning of 2019 (January), we decided on exactly this house we had looked at in 2015. That was before a price increase (so the 2018 price). Costs for the same level of completion were already €256k.
Today (price for 2021) the house costs €295k for the same level of completion.
Now, without exactly comparing the construction service descriptions, that is... ...with 3 price increases from 2015-2018 = €31k or 4.6%/year. ...with 3 price increases from 2019-2021 = €40k or 5.2%/year.
To cover these increases, we would have had to save €860 and €1111 per month respectively (inflation would still have to be deducted). I find that quite "intense", unfortunately I didn’t have salary increases like that during that time :D
In hindsight, I shouldn’t have waited, but what can you do, it is what it is :)
Exactly those are my concerns. A few years ago, a friend still bought his plot here for €80,000. Today, plots of this size are being sold for about €300,000. With my parents-in-law, the plots were sold for €80,000 two years ago and currently for €140,000.
The same applies to rents. Not to mention that there are no apartments available. We searched for our current apartment for 2 years back then. We got it because I had already told the realtor on the phone, “we’ll take it.” Currently, we have been searching for 3 years already. It’s a catastrophe.
