It has definitely decreased, that’s true. Those who separated because of the Corona lockdown won’t have their appointment with the divorce judge before at least autumn. From what I observe, in most separation cases one person stays in the house. 800 euros installment or 750 cold rent, that choice isn’t difficult.

I think the topic is easily underestimated. Just the necessary rental equipment (mini excavator for earthworks/distributing excavated soil, rotary tiller, compactor, etc.) hits the budget pretty hard. Bubble foil plus curbstones plus gravel all around the house. With patio slabs, you can also easily spend a lot of money, and then there's a certain substructure for driveway, paths, and terrace. The problem with trees is that the very small cheap ones hardly provide any shade for about 10 years, so you buy bigger ones. The nursery charges for that time. All in all, that's a few thousand euros on a flat plot without much frills.

Yep, I had already copied and pasted it then ;) And: three opinions are better than two... sometimes!

That's true. Nevertheless, in my opinion, there has also been a strong upgrade here in recent years, and if I simply don't have the money, then it just doesn't happen. But I can still already live in the house. I also believe that this has changed, that today people want to move in quickly, with minimal own effort, and want to have a finished, nice house soon. I absolutely understand that, and this time I want it that way (also due to my age). Still, I remember the past (a great, meaningful word), when I/we partially lived on the construction site over years and gradually finished our house. I think it took me almost 10 years back then, and in retrospect, that had its value. Today, enormous expenses for outdoor facilities, kitchens, garages are almost set as standard and hardly allow for different thinking. Here, in my opinion, it is worth looking for other solutions that fit one's own life/wallet.

Well, you can also just leave it or put in a bit of muscle power ;).

Yes, of course you can do a lot yourself on the outdoor facilities, that’s what we plan to do as well. But the material costs should not be underestimated. Currently, I have over €3000 listed for paving stones in my calculation. Overall, I thought that was a lot at first, but a carport (5x6=30 sqm) and driveway (25-30 sqm) at €20/sqm (the development plan requires permeable surfaces...) quickly add up to over €1000 just for paving. For paths and the terrace, it should look nice, so I calculated with €35/sqm. That’s not yet luxury, but it does drive the budget up quite a bit. Sure, you can also just gravel the driveway and save a bit of money. And of course, not everything has to happen immediately by move-in, but the money must be available. It all adds up with various furniture that you buy gradually over the first few years, gardening tools you need, etc., and the monthly budget has to cover that as well.
